Fibers

There are four basic types of fibers. When choosing a fiber, the use of space must be determined.

Nylon is the most durable and stain resistant carpet fiber available, when treated with stain protection. It is the fiber of choice for homes with pets and children and for those who entertain a lot. Perfect for heavy traffic in hallways and stairs.
Polyester is known for its luxurious look, feel and wonderful selection of colors and styles. It's a good value for homes with a normal amount of traffic.
Olefin offers good stain and moisture resistance, but scores below nylon and polyester for wear ability. It is best suited for loop pile construction or high, very dense cut piles.
Wool is favored for its natural beauty. Wool carpet has natural soil resistance qualities, but is not inherently stain resistant. Wool looks good for a long time and is well constructed.

Maintenance

Place walk-off mats outside all entrances to prevent excessive dirt, sand and grit to track into the home.
Use a good carpet pad to give better resilience and comfort underfoot. It can also extend the life of your carpet, especially on stairs. Some pads offer extended warranties for your carpet
Moving your furniture occasionally will help avoid excessive pile crushing.
Consider using carpet protectors under the legs of tables, chairs, and other furniture to help distribute the weight.
Use a protective barrier such as heavy cardboard or plywood when moving heavy wheeled furniture
Reduce areas of direct sunlight
Vacuuming thoroughly and frequently, particularly in high-traffic areas with a quality vacuum. Walking on soiled carpet allows the soil particles to work their way below the surface of the pile where they are far more difficult to remove and can damage the carpet fibers.
Manufacturers recommend using vacuums with a rotating brush or combination beater/brush bar that agitates the carpet pile and mechanically loosens soil
Some carpets have stain resistant treatments that improve your ability to clean stains, but not prevent them. Similarly, carpets with soil resistant treatments reduce the rate of soiling, but all carpets require regular care and maintenance.
For proper cleaning instructions of stains & soil refer to the manufacturer recommendations.
